Winter isn't always the most organized season in our homes. With clutter left over from the holidays and limited opportunities to get outside, homes start to become disorganized and chaotic. Our real estate agents are here to help.

Organization Tips for Your Chicagoland Home

Whether getting organized is part of your New Year's resolution, or you simply want to get a head start on spring cleaning, these simple and affordable organization tips will help your Chicagoland home look its best this winter.

Declutter and Donate (or Sell)

The first and arguably most important step toward a tidier home is eliminating clutter. That means identifying what you don't need, excess tchotchkes, outdated decor, unworn clothes, old books and magazines, and finding them a new home.

What to do with all your old stuff? Start by dividing it into three categories:

Throw Out: Items that are broken, damaged, or so worn out that they're unlikely to be of use to anyone. Broken electronics, expired products, and old toiletries might fall into this category.

Donate: Items that you're ready to see go to a new home. Think old clothes and shoes, kitchenware, small appliances, books, and anything else you're ready to let go of to your local thrift store.

Sell: Items that have value but no longer serve you, like collectibles, antiques, and larger appliances that still work. List them on eBay or wait until spring to have a yard sale.

Use Uniform Kitchen Storage

Kitchens and pantries tend to become over-cluttered with an over-abundance of containers. Boxes of pasta and cereal, and bags of rice, beans, and lentils, never seem to go away.

Save space and create a more organized look by investing in uniform kitchen storage containers. Instead of tossing bags of sugar and flour in your cupboards or on yourself, you can enjoy the tidy look of matching, labeled containers.

Make Better Use of Your Drawers

If you live in a home where every drawer has become a "junk drawer," you're not alone. There are better ways to utilize kitchen drawers, desk drawers, and dresser drawers. Try a few simple tips:

Use adjustable dividers to break up drawer space, allowing you to organize the contents of each drawer better.

Keep frequently-used items in top drawers, and less-used items in lower drawers.

Organize small items like pens, chargers, stationery, tools, and accessories in small containers with similar items within each drawer.

Neatly wrap cables and chargers and keep them all together in one drawer.

Invest in a Shower Caddy

Bathrooms tend to be some of the most cluttered rooms in every home, and the shower is a particular problem area. Shower caddies are available in a wide range of sizes and configurations, allowing you to keep toiletries and other shower items neatly organized and accessible.

Optimize Closet Space

Closets tend to become receptacles for everything you want to stow out of sight, and they can quickly get out of hand as a result. If your closets look over-stuffed, chances are there are better ways to use the storage:

Use shelves all the way to the ceiling for seasonal clothing and bulky items like bedding.

Install a second rod (one above the other) for double hanging

Use floor bins or a small cart for shoes, sweaters, workout gear, and accessories

Make use of vertical door space with hooks and hanging organizers

The future of the housing market is never certain, even for those of us whose lives and professions revolve around keeping tabs on the real estate world. But there are always trends that point to where the real estate market will head next. As our real estate agents in Chicago look ahead to 2026, we're able to make some very well-educated guesses about what the market will look like in the year ahead.

2026 Market Predictions in Chicagoland

If you're planning to buy or sell a home in Chicagoland in 2026, here's what you can expect.

More homes will sell

After a couple of years during which the housing market seemed to be stuck in neutral, 2026 may be the year when it kicks back into gear. The National Association of Realtors predicts roughly a 14% nationwide increase in existing home sales compared to the previous year.

Will that impact Chicagoland? Almost certainly. The number of homes sold in 2025 is projected to be modestly higher than in 2024, but all indications suggest that the jump in 2026 will be more pronounced.

Mortgage rates will be lower

One of the driving factors behind the expected growth in home sales is an anticipated drop in mortgage rates. That being said, it might not be a smooth ride. Expect some volatility as inflation, the strength of the labor market, and decisions made by the Federal Reserve all have a strong impact.

It might not sound like a lot, but even a modest drop can significantly improve affordability, making homeownership more accessible to Chicagoans who might have been on the fence about buying.

Home prices will increase slightly

The overall trend in Chicago real estate prices over the last decade has been steadily upward, give or take an occasional dip here and there. That trend is likely to continue next year, but prospective buyers shouldn't worry too much. Chicago home prices are likely to rise only modestly from current prices.

At the time of publication, the median home in Chicago sells for $308,252, with about 38.5 percent of sales over list price as of September 2025. Nationwide, the rate at which home prices increase is expected to be at a much more sustainable pace in 2026.

Best Chicago neighborhoods in 2026

For anyone thinking about buying a home in Chicago in 2026, it's worth considering which of the city's more than 200 neighborhoods and community areas best meet their needs and budget. These are some neighborhoods to watch this coming year:

Rogers Park: Overlooking the lakefront and less than 30 minutes north of the Loop, Rogers Park offers an affordable option for buyers looking for diversity, convenience, and great dining options.

Lincoln Square: Popular among young professionals and families, Lincoln Square feels like a small town within the city. This North Side neighborhood is known for its vibrant shopping and dining district and tree-lined streets.

Beverly: Beverly is an affordable neighborhood with brick bungalows and Craftsman homes that are mostly owner-occupied.

Mount Greenwood: With a peaceful and suburban vibe, Mount Greenwood is another prime South Side neighborhood with home prices well below the city average.

The holiday season is right around the corner in Chicagoland. Is your house ready? The approaching holidays are one reason fall is one of the most popular times of year for home improvement projects. Let our real estate agents be your guides to the best pre-holiday DIY projects.

DIY projects before the holidays

These home improvements are all relatively easy, inexpensive, and DIY-ready. Best of all, they'll help you get ready to host guests and show off your festive side in time for the holidays!

Choose areas to repaint

Few things can completely transform a space like a fresh coat of paint. It's an affordable and easy way to add personality to your home while making it feel fresh and updated. And you don't have to repaint the whole house — just pick a key area or two that will have a major impact. Here are a few examples:

Living rooms and dining rooms are often the areas where guests spend the most time. Repainting here can also provide an opportunity to showcase new decor.

The entryway is the first place people see when they enter your home. Repainting it can give a great first impression.

Bathrooms can always use an update, and a fresh paint color is a great way to do so in no time.

Give your kitchen a mini-makeover

If you plan to host a holiday party this year, chances are your kitchen will be the focal point of activity. It's also one of the easiest rooms to freshen up with a few simple projects that won't take up much time or money. Consider giving your kitchen a modest makeover with one or more of these simple updates:

Revive your cabinets. Replacing cabinets is a major project that can be quite expensive. But freshening them up with a new coat of paint and/or replacing the cabinet hardware is affordable and easy to DIY. Another option is to remove cabinet doors for open storage of your nicer cookware and serving ware.

Install a new backsplash. An updated backsplash can quickly add personality and style to your kitchen.

Replace countertops. Though it's a bit more of an investment, replacing countertops is a high-impact way to transform your kitchen space. It's also a great long-term solution.

Revamp the guest bedroom

Planning on hosting overnight guests during the holidays? There are a few ways to make guest rooms more inviting before the holidays arrive.

Upgrade bedding. Guest beds are where we give a second life to our old sheets and blankets. Instead of having guests sleep in hand-me-downs, upgrade to a fresh duvet cover, new pillows, and linens to give your guests a luxury hotel experience.

Add guest bedroom shelving. Hanging shelves is a quick and easy DIY project that can freshen up a guest bedroom in surprising ways. Shelves can make the space more functional by providing guest storage and enhancing the room's hominess. Consider adding shelves for books and decor.

Improve the guest bathroom. Often overlooked, guest bathrooms can be easily updated to create a more welcoming space. Simple touches like new shower curtains, bath mats, and towels go a long way, and a new vanity, mirror, or fixtures can really transform the space.

As the leaves outside your window begin to change, there are many ways to embrace the fall season inside your home as well. Decorating your living room for autumn offers an opportunity to create an inviting space that embodies the season. Today, our real estate agents are excited to share these cozy living room decorating ideas for fall.

1. Create an appropriate fall palette.

We all know the colors most associated with fall include warm, rich tones like yellow and gold, burnt orange, deep red, mahogany, and brown. Decorating with colors in this range can instantly create a welcoming fall ambiance, and there are many ways to get creative with fall-themed colors.

Swap out throws and pillows. Fall is a great time to retire light, summery pillows and throws for the season and replace them with ones that feature richer, more fall-like colors. Plaid patterns are also perfect for this time of year.

Bring in natural elements. Decorating mantles, tables, and shelves with pumpkins, gourds, leaves, and pine cones is a classic way to bring the natural world into your home this season. Choose faux florals in autumn-inspired colors, or create an autumn wreath or garland using real branches and foliage.

Emphasize natural materials. Natural wood furniture and decor are perfect for autumn. Not only does it perfectly match the seasonal color palette, but it also mirrors fall's rustic, woodsy aesthetic. That makes fall a great time to spotlight vintage wood tables and chairs and let hardwood floors shine.

2. Incorporate cozy textures.

Part of what makes fall so cozy is the look and feel of rich, luxurious fabrics and earthy, natural materials. These textures add depth to your decor during fall and winter, and they can be highlighted in your living room in several ways.

Decorate with fall blankets. Velvet, wool, faux fur, and chunky knits are ideal fabrics for fall, adding richness and texture to your decor. Try draping a luxurious, patterned blanket over your sofa, or replacing chair cushions with heavier, more textured materials.

Replace summer curtains. Thicker, heavier curtains or drapes will help create a fall vibe, as opposed to the lighter, airier curtains of summer.

Mix and layer textures. Contrasting textures can create a lot of interest in your living space this time of year. Try arranging pillows with different textures and patterns, or layer modern and rustic materials together for a sense of depth.

3. Engage your sense of smell.

Capturing the essence of fall in your living room isn't entirely visual. Autumn is a season that engages all your senses, and none more powerfully than your sense of smell. There are a few ways to bring the unmistakable aromas of autumn into your living space.

Light a scented candle. Nothing says 'fall' like the flickering flame of a beeswax or scented candle. Pumpkin spice and apple-cinnamon are classic fall candle scents, along with evocative fragrances like leather, cedar, and moss.

Put out some potpourri. Blended potpourri that includes warming spices and herbs along with apple, orange, and vanilla can be used to add seasonal scents as well as decoration. Potpourri can also be added to a simmer pot on the stove.

Burn autumnal incense. Incense sticks create a relaxing, smoky ambiance that recalls the comfort of a smoldering fire. Scents that include clove, cardamom, patchouli, cinnamon, and nutmeg are especially fall-like.

Turn Your Rooftop Space into an Outdoor Oasis

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2025/07/24/turn-your-rooftop-space-into-an-outdoor-oasis

In addition to popular rooftop bars, restaurants, and event spaces, many homes in the metro area come with a rooftop space for outdoor relaxation — it's one of the best ways to maximize your greenspace in an urban setting. If your rooftop space could use a refresh, or has felt like more of an afterthought, our real estate agents are here to help with inspiration that's both stylish and budget-friendly.

Install a hanging chair, swing, or hammock.
Capture that breezy, relaxing vibe by installing a modern hanging chair or swing. Look for models with self-supporting stands if your rooftop doesn't allow for ceiling mounts. It's an easy way to add a playful, lounge-ready touch to your rooftop setup.

Add planters with tall greenery.
Even if you don't have soil to dig into, you can still enjoy greenery above the city streets. After all, certain plants will enjoy the direct sunlight, can thrive in this rooftop environment, and may even provide you with a little shade. Use raised planters or container gardens with tall ornamental grasses, small trees, or climbing plants to create privacy and soften the space. Hardy varieties that thrive in containers, such as boxwoods or junipers, work great in the Midwest climate. Ask your local garden store what plants they'd recommend for rooftop growing.

Incorporate a pergola or shade sail.
If your rooftop gets full sun all day, add shade with a freestanding pergola or an affordable shade sail. These structures instantly upgrade the aesthetic and provide relief on hot afternoons. If you want to make this outdoor space more of a seating or relaxing space, you'll need some shade from the hot city sun. They also serve as the perfect backdrop for string lights or climbing plants in containers.

Upgrade to comfy, space-saving.
Want to turn your rooftop space into a reading nook or lounge? Good seating is key to making your rooftop feel like an extension of your home. A bistro table with chairs works well in small corners, while modular outdoor sectionals can be rearranged to suit any gathering. Look for weather-resistant cushions and storage options to keep your space functional and stylish.

Bring in colorful container gardens.
No matter how small your space, you can still add a pop of color! Lush rooftop planters filled with annuals and perennials will make your space feel vibrant and inviting. Or consider doing a small herb garden to enhance your favorite dishes. Mix flowers with herbs for beauty and function, and group pots of varying heights for a layered look. Chicago's growing season offers plenty of options, from petunias to lavender.

Add outdoor rugs and pathway accents.
Rugs made for outdoor use can define different areas on your rooftop and add comfort underfoot. If you have a larger rooftop, lay down faux turf or outdoor decking tiles to create designated paths and zones that feel intentional and stylish.

Contact us today to learn more about life in Chicagoland.

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2025/04/24/boosting-curb-appeal-on-a-budget

Homes in Chicagoland don't always emerge from winter looking their best, but with spring flowers blooming and lawns rapidly greening back up, spring is quick to set things right. Spring is also the most popular season to list homes for sale, and if you're planning on selling your Chicago home this season, curb appeal is essential.

Fortunately, boosting your curb appeal doesn't have to involve costly and time-consuming renovations. Our real estate agents are here to offer some simple and cost-effective tips for improving curb appeal, whether you're selling your home or simply want it to look its best.

Install flower boxes
Flower boxes beneath your front-facing windows are a classic touch that can really amp up your curb appeal, especially during the warmer months. And with all sorts of colorful annuals and perennials available at local garden centers this season, now is a great time to install some.

Paint your front door
Is your front door starting to show signs of wear? It might be time for a fresh coat of paint. A few things can transform the entryway into your home, like repainting your door with a new color. To add a dash of personality, choose a shade that contrasts with your main house color, but be careful that it doesn't clash.

Practice good lawn care
One of the least expensive ways to improve curb appeal is to maintain a green and healthy lawn. A good weed-and-seed treatment will help keep weeds to a minimum while supplying your grass with the nutrients it needs to stay green and healthy. If you haven't sharpened your lawn mower blades in a while, have them sharpened up for the new season so you can trim the grass more effectively.

Powerwash your siding
Just like your home's interior needs a spring cleaning, so does the exterior! Siding tends to get dingy very gradually, and we often don't notice how grimy it's gotten until significant amounts of dirt and mildew have built up. If your home's exterior hasn't been deep-cleaned in many years, now might be the right time to give it a good, thorough power-washing.

Spread fresh mulch
Old mulch can start to look dull after a few months, and last year's mulch is almost certainly due for replacement after a long winter. Investing in a few bags of wood chips and spreading them in planting beds and at the base of landscape trees and shrubs is an inexpensive way to make your lawn look its best.

Create a pathway
Designing a scenic walkway in your front yard doesn't have to be a big, expensive project. With a few simple, affordable materials like stepping stones, gravel, and mulch, you can create a charming path that meanders through the garden or leads visitors directly to your front door.

Replace your house numbers
Getting rid of your old house numbers and replacing them with new ones can quickly revitalize the look of your front door area. Choose some bold, eye-catching numerals for a fresh look, or keep it simple with some simple, timeless digits.

Plant a tree (or two)
Few things can add a greater sense of lushness and life to your yard than planting trees. Even small, young trees can add a lot of curb appeal, and they may especially help entice home buyers who want to envision the large, shady trees they will one day grow into. Plus, it's an environmentally conscious addition to your home!

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2025/03/06/single-women-surpassing-all-odds-in-the-housing-market

Did you know that it wasn't until 1974 that single women were able to legally purchase a home without a cosigner? It was a change that came with the passing of the Equal Credit Opportunity Act and was just one of many steps taken toward achieving equity in the housing industry.

Just a few decades ago, financial independence for women was far from guaranteed. Today, single women are making history in real estate, outpacing single men as homebuyers. According to a recent report from the National Association of REALTORS®, single women made up between 17% and 20% of all homebuyers from 2016 to 2024. Comparatively, the share of single men wavered between 7% and 9%.

Single women's homeownership matters because buying a home isn't just a transaction — it's the milestone of a lifetime and a step towards financial stability and building generational wealth. In celebration of Women's History Month, let's take a look at the history of women's property rights.

Women's Homeownership Before 1974

In the early days of the American colonies, the English system of property ownership was adopted, wherein married women could not own property in their own name or keep their own earnings. It wasn't until 1839 that married women began to gain limited property rights — Mississippi became the first state to allow women to hold property in their own name with permission from their husbands.

By 1900, women gained property rights in every state following legislation modeled after New York's Married Women's Property Act. This allowed married women to both keep their wages and own property in their name.

The First Women's Strike for Equality and Equal Credit Opportunity Act

On August 26, 1970, on the fifteenth anniversary of the Nineteenth Amendment, an estimated 50,000 women took to the streets in New York City to demand equal rights. At the time, women in many states did not have access to equal pay, higher education and property rights without a husband. Many women could also not own credit cards, make wills or serve on juries.

After many more years of tireless work by activists and legislators, the 1974 Equal Credit Opportunity Act finally made it illegal to discriminate based on gender or marital status, finally paving the way for single women to become homeowners on their own terms.

What's Next for Women in Real Estate?

Despite their success in the housing market, single women still face unique challenges. As more women achieve financial independence, however, their presence in the housing market will only continue to grow. Programs designed to support first-time buyers, including down payment assistance and lower-interest mortgage options, can further bridge the gap and help even more women achieve their homeownership dreams.

As we celebrate Women's History Month, it's worth recognizing how far women have come in the housing market — and how they continue to shape its future. Owning a home is more than just an investment. For many women, it's a symbol of resilience and success.

Thinking about buying a home? Whether you're a first-time buyer or looking to make a move, homeownership is within reach. Spring Cleaning Checklist for Homesellers

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2025/02/27/spring-cleaning-checklist-for-homesellers

Planning on selling your home? A spotless home suggests it has been well-maintained, which is reassuring to buyers. To make the best impression and maximize your home's appeal, a thorough spring cleaning is essential. If you're not sure where to start, here's a room-by-room checklist you can follow to help you get your home sparkling and ready for showings.

Exterior

First impressions matter, and your home's curb appeal can make or break a sale. Plus, starting with the home's exterior is a great way to get outside and get some sunshine as the weather warms up. Here are some ways to refresh the outside of your home.

Power wash the siding, driveway and walkways to remove dirt and grime.

Clean gutters and downspouts to ensure proper drainage.

Wash windows inside and out.

Trim bushes and trees, plant flowers and add fresh mulch as needed.

Entryway and Hallways

After the exterior, the entryway is one of the first things that buyers see. It's also where they decide if they want to keep exploring the home, so the entryway needs to be as inviting as the rest of your place. Our entryways can see a lot of traffic, but we don't necessarily spend much time there — exactly why it's crucial to give yours a good clean.

Pay attention to scuffed or dirty walls, light switches and doorknobs.

Vacuum carpets, mop floors and replace or clean any worn, weathered rugs and mats.

Add a fresh touch to your entryway with some simple, tasteful decor.

Kitchen, Bathrooms and Bedrooms

Each of these rooms can be equally personal to a homeowner and be a major selling point for buyers. Once you've handled the main entry points to the home, it's time to make these rooms shine.

Deep clean the inside and outside of all appliances.

Declutter and scrub countertops and tables.

If you have tile, pay attention to any areas that may need new grout.

Polish all hardware on doors, cabinets, sinks and other fixtures.

Clean windows and dust blinds or curtains.

Use fresh linens, drapes, towels and rugs where needed.

Everything else

Ultimately, the goal of cleaning and staging a home is to create an environment where buyers can see themselves living there, not feel like they're visiting someone else's space. Since you're preparing to move anyway, spring cleaning is a great opportunity to get started on this while still keeping the home livable.

Vacuum and spot-clean all upholstery as needed.

Replace lightbulbs and clean light fixtures, especially in rooms with low natural night.

Remove personal items, such as family photos and memorabilia.

Declutter countertops, shelves and closets to make spaces feel larger.

Store away unnecessary furniture to create an open and inviting layout.

Organize closets and cabinets, as buyers will likely peek inside.

Final Touches

Once everything is clean and organized, add finishing touches to create a warm and inviting atmosphere. You can do things like adding a simple, elegant table setting to the dining room or bringing a vase of fresh flowers to your entryway. By following this spring cleaning checklist, your home will be in top shape for potential buyers. A clean, well-presented home not only sells faster but can also help you get the best possible price. Happy selling!

With warmer days ahead and Chicagoland starting to thaw, one thing is clear — spring is on its way! Daffodils will pop up, robins will return to nest before you know it and our real estate agents want to ensure your home's outdoor space is ready for the changing seasons.

Check Faucets and Reconnect Hoses
Spring is the time to inspect your outdoor spigots for any damage. Ideally, you should have turned the water off to these faucets last fall, and you can now turn them back on as soon as the worst of the winter cold has passed. Reconnect the hoses and check the nozzles and sprinklers to make sure they're all in good working order.

Clean and Retouch Your Deck
Outdoor decks and patios take a beating throughout the harsh winter months, and they often need a little TLC when the first signs of spring arrive. Start by sweeping away debris like dirt, dead leaves and other plant matter, and then perform a deep cleaning using water and a gentle cleanser with a stiff-bristled brush. Concrete, brick and stone patios can also be pressure washed for a deeper clean. Wood decks don't generally need to be power washed, but consider it every few years if your deck shows significant wear and needs to be re-stained and sealed.

Bring Out Patio Furniture
Patio furniture can be brought back out as soon as you're relatively sure there won't be any more ice or snow. They'll probably need cleaning, too. A sponge and a mild solution of soap and water are sufficient for wood and wicker pieces and work great for plastic and metal furniture, too. Cushions can be hosed off and left out to dry.

Provide Some Illumination
Add some lights to your outdoor space to brighten up your evenings outside and allow for nighttime entertaining. String lights add a welcoming ambiance, especially if you have a pergola or other overhead structure to hang them from. Solar lights are great for illuminating pathways, and torches double as lighting and insect repellent.

Trim the Trees and Shrubs
Many landscape plants are best trimmed in early spring. Timing is key — plants should be pruned after the worst or the cold winter weather and heavy frost have passed, but also while they are still dormant and new buds have not yet appeared. Trim away any dead, damaged or diseased branches. Take special care to trim back trees and shrubs that might brush up against your house, as they can provide avenues for pests to enter.

Prep the Grill
The season of cooking and eating meals outside will be here before you know it. Pull out the grill and give it a good cleaning — including scrubbing the grates with a stiff wire brush — to make sure it's ready for use. If you use a gas grill, re-fill the propane tank and make sure the gas lines and connections are undamaged. This could also be a great time to make some additions and upgrades to your backyard cooking setup.

With spring on the way, now is the time to get your Chicago home ready for the thaw and make the most of your outdoor spaces!

Having a dedicated home workout space is on many homeowner's wish lists, right up there with a fenced-in backyard and plenty of parking. If you're ready to transform part of your house into the home gym of your dreams, our real estate agents are here to share some tips for creating your ultimate DIY fitness room.

Understand Your Goals. First and foremost, decide how you want to use your home fitness space. Are you looking for a place to practice yoga? Work on weight training? Get your cardio in? All of the above? The size of the space, coupled with your intended use, will set the foundation for how you bring your gym to life.

Start With the Right Space. If you already know exactly where you want to set up your home gym, then you can skip ahead. Otherwise, don't gloss over this section! It's impossible to overstate the importance of choosing the right space. Basements, garages and extra bedrooms are all prime candidates. Once you've decided on a room, you can start to clear it out and think about what kind of equipment you want.

Lay Down Some Flooring. Rubber flooring is essential, especially if you're setting up your workout space in a concrete-floored basement or garage. Exercise mats are readily available and easy to install, but consider an alternative option: horse stall mats. They're cheaper, heavier, more durable and easy to cut into any size you need.

Look for Secondhand Gear... But Focus on Quality. By all means, scan Craigslist, eBay and Facebook Marketplace for used fitness equipment. There are some great deals out there, and you can save a bundle compared to buying new. That being said, it's also important that you don't skimp on quality. Invest in good, solid gym equipment that's comfortable to use and won't break down on you. Otherwise, you'll just end up having to buy it all again.

Prioritize Multi-Use Equipment. When limited space presents an issue, focus on getting gym equipment that serves more than one function. When you can do multiple workouts on the same machine, you save both space and money by buying less equipment.

Install a Mirror. There's a reason why virtually all gyms have mirrors. They allow you to see your form as you work out, making it easier to make adjustments and improve. As a secondary bonus, mirrors can also make small home gym spaces appear larger, so be sure to get a good full-length mirror or two.

Don't Over-Crowd the Space. Keeping your home gym uncluttered is essential not only for functionality but also safety. Plenty of injuries are caused by tripping over ill-placed equipment in an overcrowded room. Make sure there's plenty of space to walk between and around all your workout equipment.

Make it Look Nice. Looks aren't everything, but they do matter. Nobody wants to work out in a dark, undecorated corner of an unfinished basement. Put some effort into making your home gym the kind of place you actively want to spend time in, and you'll be much more likely to use it. Start with pleasant lighting and a smart organization system for gear. A good sound system for playing workout tunes and a TV on the wall for watching while you're on the bike or treadmill are solid choices, too.

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2024/12/19/new-year-new-home-what-to-expect-from-chicagoland-real-estate-in-2025

With the calendar about to turn over to a new year, our real estate agents are looking ahead to the future of home buying in Chicagoland. What will the real estate market hold for us all in 2025?

We spend a lot of time studying real estate trends, and we can make some educated predictions about what buying a home will look like in 2025.

Mortgage Rates Will Decline... A Little

One of the big topics of discussion heading into 2025 is whether mortgage rates will hold steady or decline. Most experts agree that mortgage rates are likely to fall throughout 2025, but not by much.

Don't Expect a Major Change in Home Prices

Will home prices rise or fall in 2025? The evidence suggests that prices will increase, but not significantly. Most metrics suggest a year-over-year increase of roughly 2 to 4% over the next 12 months. That's comparable to what we saw in the previous year. For context, home prices rose by 3.9% between August 2023 And August 2024, according to data from CoreLogic. In short, expect more of the same.

Key Preparation to Buy in 2025

The steps you need to take before buying a home in 2025 are very much the same as they were in 2024. First and foremost, start saving for a downpayment. The market remains competitive, and the more you're able to pay upfront, the better your position will be.

It's also important to take some time to work on your credit report. If your credit score leaves room for improvement, put in the effort to boost it before you start house shopping. And as always, don't skip the important step of seeking preapproval for a loan.

House Hunting Strategies for 2025

Housing inventory isn't expected to increase dramatically. It will remain tight in 2025, which means buyers must use every tool in their arsenal to give themselves an advantage in what continues to be a seller's market. Use technology to give yourself an edge, setting up alerts for new viewings, listings and price changes. It's also wise to create a list of must-haves so you can filter out homes that don't meet your needs.

The Importance of a Real Estate Agent

Real estate agents bring invaluable expertise to the home-buying process. They have deep knowledge of local market conditions, including trends in pricing, inventory and neighborhood dynamics. Additionally, skilled agents act as impartial advocates, working on your behalf to negotiate favorable terms, streamline communication with sellers and lenders and reduce the stress and uncertainty that often accompany a home purchase. A real estate agent's experience, insight and professional network can help you reach a successful closing and secure a home that truly meets your needs. Looking for an agent to help with your search? Ask these questions.

Don't Wait to Buy

Buying a home is a personal choice, and ultimately, the right time to buy is whenever you're ready. Although spring and summer are often considered to be peak home sale months, don't feel like you need to wait.

In fact, there's a case to be made that winter is a great time to buy a home. Though inventory might be tighter this time of year, with fewer homes on the market, prices tend to be lower. You're also likely to face less competition from other buyers.

As the chilly winds blow across Chicagoland, our real estate agents can see the writing on the wall: winter is coming. As much as we enjoy frosty mornings and the promise of snowy days ahead, we also want to ensure you stay cozy and warm in your Chicago home this season.

It starts with making sure you're well-insulated. These simple DIY insulation tips are easy, fast and affordable. Best of all, they'll keep you warm this winter and help shave a few dollars off your utility bills.

Put Weather Stripping Around Doors and Windows
Drafty windows and doors are among the leading sources of heat loss in an average home. Luckily, gaps and cracks are easy to find around window and door frames and just as easy to fix. Finding them is often as simple as using your bare hands to detect incoming drafts (for best results, do it on a chilly day and get your house good and warm). Then, use vinyl, rubber or foam weather stripping around the margins to seal the gaps.

Hang Thick Curtains
Even well-sealed windows can lose a lot of heat, especially if you live in an older home with aging single-pane windows. Replacing all those windows with newer models would be effective but costly. An easier and cheaper option is to replace your breezy summer curtains with thicker, heavier drapes that will help seal in the heat. Just remember to open them up on sunny days to take advantage of the sun's warming rays!

Get a Fireplace Plug
A fireplace is a great feature but isn't necessarily an energy-efficient one. Unless you use your fireplace as your primary source of heat, it's likely that a good amount of the warm air your furnace is pumping out is going right up the chimney. The solution is a simple one: invest in an insulating chimney plug to seal up your unused fireplace chimney.

Wrap Your Pipes
You've probably heard plenty of horror stories about what can happen when un-insulated pipes freeze and burst during a severe cold snap. Get out in front of this potential disaster by insulating your pipes. Foam pipe insulation is effective, affordable and easy to install.

Caulk Around Vents and Pipes
Any object that passes through an exterior wall, such as a vent or pipe, creates a potential pathway for cold air to enter your home and heated air to escape. Go around your house and look for any spots where this could occur, such as the vents from your washer and dryer, and then use a tube of insulating silicone caulk to seal up around the vents.

Add Attic Insulation
Adding insulation to your attic could be a DIY project, or it might be something you want to call a professional for. It depends on your skill, comfort level and how much insulating TLC your attic needs. Installing rolls of mineral wool or fiberglass insulation between the joists of an unfinished attic is fairly straightforward, and it could help you combat as much as 25% of your home's energy loss.

Insulate Your Water Heater
An insulating jacket for your water heater can significantly reduce heat loss, especially if your water heater is in an unheated part of your house. Foam jackets are easy to install, but read the instructions carefully — installation is different for gas and electric models.

As much as we might not want to think about the end of the summer season, it's always a good idea to plan ahead when it comes to deck maintenance. As always, our real estate agents are here to make sure your home stays in tip-top shape. Here's what you need to know about end-of-summer deck maintenance.

Spring vs Summer Deck Maintenance

There are two seasons when you really want to pay attention to outdoor deck maintenance: early spring and late summer. In early spring, the challenge is repairing your deck after a long, hard winter.

End-of-summer maintenance is often less intensive but no less important. The purpose of deck maintenance this time of year is to make sure your deck is ready to weather the long winter ahead without being damaged.

End of Summer Maintenance Tips

The keys to end-of-summer deck maintenance are to check your deck for any damage that may have occurred during the high-use summer months and repair any problems you may find. Here's a step-by-step guide to inspecting and repairing your deck this season.

Clear away seasonal summer furnishings. A good first step is to de-clutter your deck so you can get a good look at its condition. Pack up outdoor furniture, cushions, rugs, lights and anything else that might be in the way.

Give your deck a good wash. You don't have to do anything crazy that involves a power washer this time of year (unless you really want to get into some serious renovating). Giving your deck a good scrub with a standard brush and a mixture of soap and water should do the trick.

Check for nail and screw pop-outs. Scan the surface of your deck for any nails or screws that have started to work their way loose. If you find any, use a hammer or power drill to put them back in their place.

Assess wear and heat damage. After a summer of hot sun and frequent traffic, your deck might look a bit worn down. Heat can cause boards to warp and split, and you might also see scratches from furniture being dragged around.

Fill cracks, scratches, and gashes. Any cracks or superficial damage that is unsightly but doesn't affect the integrity of your deck can be filled in. Use wood filler or putty that will blend in and accept paint or stain just like natural wood. Sand off the repaired areas so they don't stand out.

Replace severely damaged boards. If any of your decking is severely warped or split to the point that filling in the cracks is insufficient, remove the damaged pieces and replace them with fresh boards.

Stain and seal your deck. Once other repairs have been made, apply a fresh coat of stain and the water-resistant sealant of your choice. This is one of the most important steps to protect your deck from the coming winter.

Wondering when is the right time for end-of-summer deck maintenance? There's no hard and fast rule. It's a good idea to start thinking about maintenance once you reach the time of year when you're no longer using your deck as much. That could be around the end of summer, but you might also want to wait until later in the fall.

Summer is the perfect time to embark on painting projects that can transform your home's appearance and increase its value. With the warm weather and longer days, it's an ideal season for home improvement. If you're considering selling your home or simply want to refresh your living space, here are some painting projects to tackle this summer.

Refresh Your Front Door
Your front door is one of the first things people notice about your home. A fresh coat of paint can make a significant impact on your home's curb appeal. Choose a bold color that complements your house's exterior. Trendy paint colors like classic red, navy blue, or even a cheerful yellow can create a welcoming entrance. Not only does this add visual interest, but it can help signal to potential buyers that the property is well-maintained.

Update Your Kitchen Cabinets
Kitchen cabinets endure wear and tear. If your cabinets are looking tired but you're not ready for a full remodel, painting them can be a cost-effective way to give your kitchen a fresh, modern look. Light colors like white or pale gray can make the space feel larger and more inviting. For a more daring approach, consider deep navy or forest green. Remember to properly prepare the surfaces by cleaning and sanding before applying a primer and paint.

Brighten Up Your Living Room
This summer, consider choosing a new color palette that reflects the season's vibrancy. Soft blues, greens or even a crisp white can make your living space feel cooler and more relaxing. If you're feeling adventurous, an accent wall with a bolder color or pattern can add a focal point and depth to the room.

Transform Your Outdoor Space
Don't forget about your outdoor spaces. Painting your deck, patio furniture, or even your fence can refresh your backyard and make it a more enjoyable space for summer gatherings. Choose weather-resistant paints and finishes to ensure longevity. Neutral colors are a safe choice but don't shy away from bright, fun colors that reflect your personality and style.

Revitalize Your Home's Exterior
Painting the exterior of your home is a larger project, but it can dramatically improve its appearance and increase its value. If your home's siding is faded or peeling, a fresh coat of paint can help protect it from the elements and give it a new lease on life. When choosing colors, consider your neighborhood's aesthetic and any homeowners' association guidelines.

Add Color to Your Bathroom
Bathrooms are often overlooked when it comes to painting projects, but a new color can rejuvenate the space. Light colors can make small bathrooms feel larger, while darker, more saturated colors can add a touch of luxury. For a chic and timeless look, consider shades like soft beige, powder blue or even a sophisticated charcoal.

Consider the Details
Painting your interior trim, doors, and even window frames can provide a polished, cohesive look throughout your home. These areas often get scuffed and dirty over time, and a fresh coat of paint can make them look brand new.

Get Professional Help
While some painting projects can be DIY, others are best left to professionals. If you're considering selling your home, professional painting can ensure a high-quality finish that appeals to buyers. Our real estate agents often recommend professional painting to enhance a property's marketability.

Investing in painting projects this summer can make your home more enjoyable and increase its value. Whether you're looking to list your home or simply refresh your space, there are plenty of Chicagoland homes for sale that have benefited from a fresh coat of paint. Take advantage of the summer weather and start planning your painting projects today.

        https://michelletangorra.bairdwarner.com/buyers-sellersblog/2024/05/07/what-to-know-when-inheriting-a-home

Updated 5/20/2025

When someone inherits a home, the first question they usually ask is, "Now what?" It can be an overwhelming situation. After all, what to do with a home you've inherited is not only a financial decision but also an emotional one. Chances are, you have a lot of memories in that home with the loved one you inherited it from.

Our real estate agents are here to help. Here's what you need to know about inheriting a home and the steps you should take to make the process as seamless and stress-free as possible.

Options when you inherit a home:

Arguably, the biggest consideration when you inherit a home is what to do with it. Ultimately, you have three options:

Live in it. Occupying the house keeps the property in the family, so it's a great option if you have an emotional connection with the home. It can also be an economical option if there isn't a mortgage attached to the house.

Rent it out. A home you've inherited can become a source of passive income if you keep it and use it as a rental property. That being said, renting out a property comes with its own set of challenges and responsibilities, and becoming a landlord isn't for everyone.

Sell it. Selling a home you've inherited is the quickest way to turn it into a financial gain, assuming that the home is in good condition and is worth more than the mortgage after any repairs that may be required.

What to Do When You Inherit a Home

The legal process after inheriting a home varies. Typically, your name won't go on the title right away. Step one involves a probate court judge, who will review the will of the deceased and appoint an executor who will carry out the will. Here's how the steps you should take typically go:

Talk with the executor. The first person to consult with is the executor of the will of the deceased. This individual can look into insurance, identify any liens on the property, address any issues with utilities, order an appraisal, research property taxes, and allocate the belongings of the deceased.

Find out if there are any co-inheritors. Are you the sole inheritor, or did you co-inherit the property? If there are co-inheritors, typically other family members, they will all have to be part of the decision-making process. All the heirs have to agree before the property can be sold.

Have the property appraised. If the executor has already gotten an appraisal, then you can skip this step. If not, you should have the home appraised. Knowing the property's value will help decide how to move forward.

Assess any debts. Is anything owed on a property? It's common for an inherited property to have a mortgage, and in most cases, the mortgage can be taken on by the heirs. Another important consideration is whether any liens claim the property as collateral or if there are taxes owed on it.

Talk with a professional. Before making a concrete decision about what to do with a house you've inherited, it's always wise to consult with a professional financial advisor. An advisor can help you determine if there are any debts associated with the house and work with you to clear any complications.

After reaching their peak for the year of 7.9% in October of 2023, the tide is finally turning for mortgage rates in 2024. According to an emailed statement reported by Forbes, Danielle Hale, chief economist at Realtor.com, had this to say. "Mortgage rates will continue to ease in 2024 as inflation improves and Fed rate cuts get closer. Mortgage rates could near 6.5% by the end of the year, a key factor in starting to provide affordability relief to homebuyers."

Over the past few years, rates hit their highest peaks in decades. A forecast of lower rates is a welcome relief to those looking to buy, sell and refinance — but what exactly does it mean for each one? Below, we'll briefly summarize the opportunities lower rates could open up for you.

Refinancing

Refinance activity has been minimal over the past year, but with declining mortgage rates, some borrowers are jumping at the opportunity to refinance and lower their monthly payments. If you bought your home when rates were high, you could already get some savings by refinancing now. Homeowners who wait for rates to hit even 5.5% could save an average of $284 a month.

Over 40% of U.S. mortgages originated in 2020 and 2021, because rates were at record lows. In addition to home sales, about 14 million homeowners refinanced. If you didn't get a chance to refinance during that period, 2024 could be a favorable year if rates drop from when you first got your mortgage. Keep in mind, however, that just because you can get a lower rate doesn't necessarily mean you should refinance. Depending on the type of loan you have, refinancing could extend the life of your loan and cost you more in interest over time.

Buying

For prospective homebuyers, lower mortgage rates could be a key factor in housing becoming more affordable this year. It will, however, also make for a more competitive market. If you're thinking about buying a home going into the spring market, make sure to get all of your finances in order now. Keep an eye on rates, your credit score and start thinking about what your budget for homeownership will look like.

Of course, it's always important to shop around for the best mortgage rate possible for your unique situation. You can save thousands of dollars over the term of a loan by comparing quotes from two or more lenders — the more options you have, the more you can potentially save.

Selling

Lower rates aren't just a good thing for buyers. Sellers can benefit as well, as more eager buyers can introduce more competition into the marketplace. With more people interested in buying, sellers can be more selective. Lower-cost financing can also boost home prices and give you more power in the negotiation process.

Be Proactive and Stay Informed

Regardless of where you are in the process of buying, selling or refinancing, being informed is the best first step. With this information, you're better prepared to navigate the real estate landscape and make decisions that align with your long-term goals. As the real estate market continues to evolve, being proactive and informed will be key to maximizing the benefits of the current environment.
